What Is Sealcoating?

Sealcoating involves applying a protective coating to paved surfaces to prevent water, oil, and UV damage. It can help prevent the asphalt from drying out due to the sun in the summer and road salt in the winter.

If done properly, sealcoating can greatly prolong the lifespan of your pavement. The right sealcoating company can make all the difference.

Wondering if your pavement would benefit from a sealcoating service? Contact Encore Pavement to discuss the details. We’re happy to inspect your asphalt pavement and see if a sealcoating service is the right one for your needs.

How Frequently Is Sealcoating Required?

In general, a commercial asphalt pavement should be sealcoated every 2 to 3 years for optimal durability and performance. The exact timeframe to sealcoat your asphalt pavement depends on the type of pavement and other outside factors.

Some of these factors include:

The Age and Condition of the Pavement

The Amount of Traffic or Pavement Usage

The Climate and Weather in Your Area

Reactive vs. Proactive Pavement Maintenance

Reactive Maintenance

Reactive maintenance is when a person waits to schedule regular pavement maintenance services until they notice clear signs of serious damage, such as large cracks and massive potholes

This can be a less effective maintenance plan because:

Proactive Maintenance

At Encore Pavement, we recommend a proactive approach to asphalt pavement maintenance services such as sealcoating. This means our team will be able to take care of minor pavement issues before they become more serious.

Benefits to using this method also include:

The Sealcoating Process

Clean the Surface

The first step is to clear off the current pavement surface. Our team will remove any dirt, leaves, and other debris on your pavement to create a clean slate. We use power blowers and stiff brooms for a thorough cleaning.

Prepare the Pavement

The next step is to prepare the sealant before use. Our team will add sand to the sealant based on the manufacturer’s recommendations, creating a sturdier surface that will protect the asphalt from UV rays and rain.

Apply the Sealcoating

Depending on the type of paved surface, we’ll apply the sealcoat using a brush, squeegee, spray bar or spray wand to your asphalt pavement. From there, the sealcoat will need time to cure to properly protect your pavement.

Coat Application

When the sealcoat cures, we’ll add the finishing touches to your pavement by adding line striping and any other additional pavement markings. This ensures that traffic moves smoothly and drivers have clear directions on where to go or park.

When is the Best Time to Sealcoat?

Our team of asphalt contractors recommends sealcoating your pavement every 2 to 3 years in the late spring, summer, and early fall for the best results.

The warmth outside during these seasons allows the sealcoating to dry and cure faster than if you did it in the winter, meaning there’s less downtime while you wait.

If you have brand-new asphalt pavement, you want to protect it as soon as possible to help prevent cracks and other damage. However, you’ll need to wait anywhere from 90 days to 6 months to sealcoat it, as new asphalt needs enough time to dry and cure fully before adding the protective coating.

Advantages of Sealcoating
Your Pavement

Whether you’re sealcoating a parking lot or a side road, the benefits are in the details. Some of the advantages of regular sealcoating services include:

  • Slower Oxidation: Sealcoating protects the asphalt from UV rays and road salt, which can slow down the oxidation process.
  • Improved Pavement Lifespan: This extra protection extends the overall lifespan of your pavement, ensuring it lasts for years to come.
  • Improved Curb Appeal: A smooth, crack-free pavement creates a finished curb appeal that draws visitors in.
  • A Protected Pavement: Sealcoating can help prevent cracks and potholes caused by pooling water, UV rays, and heavy traffic.
