Sealcoating

What Is Sealcoating?

Sealcoating involves applying a protective layer to paved surfaces to prevent water, oil, and UV damage. Wondering if your pavement would benefit from a sealcoating service? Contact us to discuss the details.

How Frequently Is Sealcoating Required?

The frequency with which sealcoating should be performed depends on a few factors:

The pavement’s age and condition

How often the pavement is used

Local climate and weather conditions

Reactive vs. Proactive Maintenance

Reactive Maintenance

Reactive maintenance is less effective than proactive maintenance because:

Proactive Maintenance

We recommend proactive maintenance because it addresses minor issues before they turn into major issues. Other benefits of this approach include the following:

The Process

Prepare

We remove all debris and other obstructions from the surface so the sealcoat material applies properly. We repair any cracks, potholes, and other imperfections as needed.

Edge and Tape

We seal off areas that don’t need to be sealcoated with tape or other materials.

Apply the Sealcoat

We use a spray or squeegee system to apply a coal-tar or asphalt-based sealcoat material.

Coat Application

We apply a layer of sealant to make sure the sealcoat sticks and has a smooth surface.

Dry & Cure

We let the sealcoat dry for 12 to 36 hours.

Striping and Markings

We apply new lane markings, parking spot lines, and other pavement markings as needed.
